California Real Estate Finance is intended as a textbook for the California real estate finance course. This course is a requirement for broker prelicensing and a continuing education elective for salesperson licensing.

Before taking the exam, broker applicants must pass five courses (one of which must be Real Estate Finance) along with three electives from a pool of possible courses. Salesperson applicants must take (or be enrolled in) a Real Estate Principles course before registering for the salesperson exam. Within 18 months of receiving a license, they must take an additional Real Estate Practice course, along with an elective course, with one possibility being Real Estate Finance. All courses for brokers and salespeople must consist of three semester units or four quarter units at the college level. California Real Estate Finance is a significantly altered state-specific adaptation of David Sirota's Essentials of Real Estate Finance.
